Pre-sale Condo Repaint

Pre-sale Condo Repaint

This project was a one bedroom condo in Bridlewood. The Vancouver based home-owner had been renting the property for several years and had decided to sell. I was hired over the internet to paint the units walls and clean up the baseboards and trim for the customer. The project was single coat, same colour throughout the 900 square foot unit, except for an original dark feature wall that required two coats. As for the baseboards and trim, a standard contractors white acrylic latex semi-gloss was used which made touching up cost effective with Sherwin-Williams Pro-Classic semi gloss without having to paint everything. Caulking with Alex white was also included. Total cost to customer was $680 including all materials and labour and was completed in to 1.5 days....
Ceiling texture removal

Ceiling texture removal

This project was acoustic (popcorn) ceiling texture removal and painting of ceilings and walls. The majority of the ceilings where unpainted and came off relatively dust free with the process. The hallway, however had been previously sprayed with an acrylic latex which makes the process significantly dusty. For the unpainted areas, plastic protecting the flooring and counters was all that was required. For the painted ceilings, the area was completely sealed off. Its advisable to have your walls painted at the same time texture removal is done so the ceiling/wall creases can be prepared for amazing crisp lines. The project process 1. Secure and protect area to be scraped 2. Water mist unpainted ceilings/ direct scrap painted ceilings 3. Scrap off all texture 4. Pole sand ceilings with vacuum attachment 5. Two coats primer 6. skim coat all ceiling/wall creases and where required 4. Pole sand ceilings with vacuum attachment 5. One coat of Benjamin Moore Ultra-matte ceiling paint 6. DryDex patch any imperfections missed by skim coating. 7. Pole sand patches with vacuum attachment 8. Spot prime patches 9. Final coat coat of Benjamin Moore Ultra-matte ceiling paint 10. Paint walls!...
